Im off to the rental hous again and this time its the fun stuff.

I get to hang with the old Nieghbors( my gay buddies) and fine tune the yard. Planting grass , moving stones and bricks arround , watering and resurfacing the back porch and the like.
I can wake up get a cup of tea , get stoned and do yard work. Damn its a good thing to love a simple life.


I love this kind of stuff.

I kicked ass. The place looks like a fricking park now. I hand carried a ton of boulders and rebult the Rose garden next to the driveway It now looks like a mountain streambed with interspersed roses. It is also functional because you can just place a hose at the top of the driveway and allow the roses to self water. I dethatched the back and front yard and planted seed in the neglected area and used plugs I had dug out from arround the hedges to full in the blank spots. I tore out everything in the front planters and replanted them in the side yard and planted jasmine all along the front planter. I saw neighbors come out and start to work on their yards while I was there. Its funny how when you kick ass and make a huge differnce in a short tiem how people start to get inspired to do more on their own houses. It just starts to look easy to do when you show them how quick it can change things. The neighborhood is lower middle class and a little raty but the place is still a great family neighborhood that is safe and quiet as hell.

Two houses north of my place are empty and for sale by the banks. This housing market is going to continue to fall. Funny thing is I can get bank for my house in rent because rental houses are in big demand as houses sit empty and people have to move and dont want to go to an appartment after living in a house. I plan to rent it below market to allow me to be picky and to give someone a bit of a break.


A couple of days here at home and then its back at the house. The back breaking work is done though. Now its just fine tuning and interior cleaning which the past tennets had done pretty good at.

Yeah pick good renters, because bad ones really suck. It is worth a bit less money to have good ones in there. More money in the long run.

Yeah but to tell you the truth I have had really good luck and in 15 years Ive been doing this I have yet to get people who really destroyed anything.

Messy people make messes but they can be cleaned up.
