A New York judge’s Tuesday ruling valuing Donald Trump’s sprawling, headline-making Florida estate at $18 million has left industry experts perplexed.

In his verdict, Manhattan Supreme Court Justice Arthur Engoron delivered a bombshell ruling that the former president committed fraud by inflating the value of his wealth, with details including the monetary value associated with Mar-a-Lago in Palm Beach.

This decision, which came down without a jury, has sent shockwaves through political — and real estate — circles, especially that $18 million base value for the property.

One prominent Palm Beach real estate broker, speaking on the condition of anonymity, told The Post, “It’s utterly delusional to think that property is only worth $18 million.”

The insider added, “If that property were on the market today, I would list it at around $300 million, minimum … at least. He also has the separate golf course minutes away.”

Engoron’s verdict holds Trump, 77, along with his family and his business empire, the Trump Organization, liable for fraud — a central allegation in New York Attorney General Letitia James’ lawsuit against the defendants.In a 35-page judgment, Engoron sided with James, asserting that Trump had made unequivocally false statements in official documents to secure favorable terms with financial institutions.Notably, Trump’s claims, such as his triplex penthouse in Trump Tower being 30,000 square feet when it was closer to 11,000, were also described by Engoron as “fraudulent” given their significant discrepancies. Though, Trump’s defense argued: “the calculation of square footage is a subjective process that could lead to differing results or opinion based on the method employed to conduct calculation.”

However, the ruling raised eyebrows when Engoron, a Democrat who ran unopposed in the general election on Nov. 3, 2015, evaluated the worth of Trump’s prized Mar-a-Lago Club resort at $18 million, ruling that the property was inflated by 2,300%.

He cited a basic Palm Beach Assessor valuation that ranged from $18 million to $28 million between 2011 and 2021, with industry sources saying it fails to take into consideration the fair market value. This valuation is far from Trump’s 1985 purchase price of $10 million, $8 million less than what the judge declared it was worth today.

To put it in perspective, a 2-acre wooded lot at 1980 S. Ocean Blvd., just 5 minutes from Mar-a-Lago, is currently listed for $150 million. Mar-a-Lago, situated at 1100 S. Ocean Blvd., dwarfs this lot tenfold and operates as a commercial business with around 500 members as part of the golf club.In March, Rush Limbaugh’s widow, Kathryn Adams Limbaugh, sold her husband’s longtime Palm Beach compound, on 2.7 acres, for $155 million.
 
What does a judge with a liberal arts background in political science know about real estate? The guy never took anything close to a course or study in real estate, and knows nothing about the Florida market. Fair market value is far from the tax assessed value of real estate virtually everywhere in the US.

He looked at the tax assessments and chose the lowest value. That is no indication of what the market value might be. The only true way to know what the market value is is if the property sells.

The property doesn't necessarily need to sell you can compare similar houses in the area that have recently sold. Sometimes the square footage can be used to determine value based again on the sq ft selling price of other houses in the area. Tax assessments are rarely equivalent to selling price.

One, the judge also has a graduate degree-- a LAW degree.

Two, people with liberal arts degrees are usually smart enough to think of that.

Square footage is avoid method for determining the value (sale price) of a home with no similar properties in the area. Square footage compares the only similar thing in otherwise dissimilar homes. Any upgrades or extras only add to the price.

That was the appraised value. Trump claimed it was worth 1.5 billion. I guarantee it is closer to 18 million than it is to 1.5 billion. Trump was, is, and always will be a conman. The fact that the OP is so easily conned, over and over again, speaks to his lack of intelligence. Trump is no longer a 'businessman', because the courts have taken his businesses away so he can pay his fines. For being a fraud and liar.

The Judge offered NO VALUATION's.

What the Judge did is pointed out that when Mara Lago was under assessment for taxes, and was given a value by the Palm Beach County assessor to be between $18 million and $27.6 million, trump pushed back saying that assessed value was too high. Trump gave a lower value for the assessed value (and taxes) saying that he had signed contracts that the property could NEVER be developed or sub divided, etc in a way to unlock the value and thus should be valued based on its earning potential via being a resort only. Basically its value was the earnings multiple and Mara Lago just does not generate very big earnings.

THEN Trump put it at between $426.5 million to $612.1 million in filings with Banks, so he could leverage and borrow against it, an overvaluation of at least 2,300 percent as cited by the judge.


THAT IS THE HEART OF WHAT THE JUDGE IS POINTING TO AS THE CRIME. HE DID NOT EVER TRY TO DETERMINE OR SAY WHAT MARA LOGO WAS WORTH. HE IMPUGNED TRUMP WITH HIS OWN WORDS ON ITS WORTH!
